Project Overview

In November of 2023, a fire wreaked havoc on a five-story, 368-unit apartment complex in Reno, Nevada. The fire, which started on the fourth floor but quickly blazed through multiple levels and eventually through the roof, created a handful of restoration challenges including fire, smoke, and water damage. As a result of the fire, extensive smoke, soot deposits, char, and carcinogens were detected throughout the building. Given the complexities of the damage, the multi-story devastation required the help of various specialized teams to return it to its pre-loss conditions. 

To handle a project of this size and efficiently restore the complex, the owner sought the help of COIT Restoration Services to get the job done.

Restoration and Cleaning Services Provided

  • Executed a negative pressure plan
  • Performed demolition of porous materials to studs in 188 units and 4,000 linear feet of hallways
  • Removed 188 shower tub combo units
  • Cleaned with HEPA-filtered vacuums and wet wiped with smoke odor counteractant
  • Performed thermal heat cleaning on air shafts and elevator shafts
  • Dry ice-blasted and smoke-sealed salvageable wood

  • Daily Field Reports (DFRs) were created to capture goals, equipment used, personnel, and progress images.
  • The 350,000-square-foot restoration job took COIT only 120 days and a team of 136 workers—saving the complex millions of dollars in rebuild costs.
